Villa Type
Four Seasons Residence Club Scottsdale features 44 spacious and beautifully-appointed two-bedroom "lockoff" villas that are approximately 1,670 square feet.
Two Bedroom (Lockoff) Villa
Each two bedroom villa is furnished in a sophisticated southwestern style and features a fully-equipped kitchen with granite counter tops and state-of–the-art appliances, luxurious yet comfortable living and dining areas, two adobe-style gas fireplaces, two master bedrooms with ensuite baths (plus a one-half guest bath), washer/dryer, and two private balconies or terraces.
With a queen-size sleeper sofa in the living area, and a full-size sleeper sofa in the larger of the two bedrooms, the two bedroom villa will accommodate 8 guests but is more suitable for 6.
For added flexibility, each two bedroom villa is configured as a "lockoff" comprised of a one bedroom condominium plus a studio guest suite. Similar to two adjacent hotel rooms, with an interior door between that can be opened to create a suite, the “lockoff” feature allows the two bedroom villa to be utilized for two weeks of vacation by reserving one week in a one bedroom villa (full kitchen, living and dining area, master bedroom with ensuite bath (plus one-half guest bath), laundry room and balcony or patio), plus a second week in a studio guest suite (king bed, sitting area with full-size sleeper sofa, gas fireplace, kitchenette, and private patio or balcony).

Types of Usage
Double Use
The 2-bedroom villa is configured as a “lockoff”. Similar to two adjacent hotel rooms that have a door between that, when opened, creates a 2-room suite, the Four Seasons villa is two self-contained living units, one a full 1-bedroom condominium and the other a studio. As an alternative to using your ownership for 7 nights each year in the full 2-bedroom villa, the "lockoff" feature provides the option of vacationing for two weeks each year, one week in a 1-bedroom condominium with king bedroom, full kitchen, laundry room, and 2 baths, and a second week in the Studio villa with king bed, en suite bath, private patio or balcony and kitchenette.
Split Week
Owners may reserve the full 2-bedroom villa for two separate stays, one a 3-night stay checking in on a Friday and checking out on Monday; the other a 4-night stay checking in on a Monday and checking out on Friday. Split-week use is available only with the full 2-bedroom villa; in other words, you cannot split and occupy a studio or 1-bedroom unit for partial weeks, only the 2-bedroom villa.
Reservations
Within the Platinum season, a limited number of units were sold as “fixed weeks”. A fixed-week ownership entitles the owner to use a specific week every year without calling to make reservations. Fixed-week owners may “float” their week and reserve any other week within their owned season on the same basis as floating-week owners, but owning a fixed week guarantees availability of a specific week every year unless you choose to change the dates.
Fixed weeks require a higher initial investment but are an excellent option for owners who wish to vacation for just one or two weeks each year during peak season with total assurance that their desired week is guaranteed to be available.
Maintenance Fees
The 2024 annual maintenance fees, regardless of the season of ownership, are $2,777.00, per interval week owned. Annual maintenance fees include property taxes, insurance coverage, maintenance and operation of the villas, common areas and amenities as well as daily housekeeping services and resort staff. A portion of the annual maintenance fee is also allocated to capital reserves for future required major repairs and refurbishing.
Through an extensive capital reserve study, the resort has determined the cash requirements to provide for future major repairs and replacement of furniture, fixtures and equipment for the villas and the common amenities; an annual contribution to capital reserves assures that the resort will continue to be well maintained, and updated as needed, without requiring large special assessments.
